European real estate market outlook Q4 2026

Our summary

European real estate should deliver modest near-term returns as higher inflation, bond yields and financing costs compress valuations, while retail and industrial outperform offices and residential.

  • Eurozone inflation rose from 1.7% in January to 3.8% in the latest flash estimate, and Aberdeen expects it to exceed 4% by year-end; the ECB is forecast to resume hikes in December and reach a 3.0% deposit rate after a final increase in March.
  • European all-property returns are forecast at 3.2% in year one and 6.6% annualised over three years, but the yield spread over German Bunds narrowed from 220 to around 160 basis points in three months, below the 2% premium typically required by investors.
  • Continental European total returns slowed to 5.2% in the year to June 2026, with France at 4.6% and Germany at 2.9%; transaction volumes were up 7.2% year on year but remained 20% below their long-run average, while all-in debt costs exceeded 5%.
  • Offices are forecast to return only 1.2% in year one, despite rents rising 3.6% annually and vacancy at 14.2%; Madrid, Amsterdam and Dublin offer better relative value, whereas Munich, Paris and Stockholm remain expensive.
  • Retail is forecast to return 5.7% in year one and 7.5% annualised over three years, supported by 3.3% vacancy in retail warehouses and roughly 3% rental growth, while industrial is forecast at 4.1% and 7.7% respectively, supported by 19% year-on-year growth in first-half take-up.

Takeaway: Investors should favour retail and selectively repriced industrial and office assets, while remaining cautious on low-yield residential and expensive offices because tighter monetary conditions and leverage are likely to dominate near-term performance.
