UK real estate market outlook Q4 2026

Our summary

UK real estate returns should remain income-led, with higher bond yields creating near-term valuation pressure while supply constraints support selected sectors and locations.

  • UK inflation rose from 2.9% to 3.1% in August, while core inflation stayed at 2.6% and services inflation at 3.4%; Aberdeen expects Bank Rate rises of 0.25% in November and February to 4.25%.
  • Total real estate returns were 5.1% in the 12 months to June, while investment volumes fell about 25% year on year in August to £25 billion; institutional net investment reached £1.5 billion, the highest in more than a decade.
  • Central London offices are preferred because West End rents rose 6.2% overall and 15.2% for prime space in the year to June, although prime City and West End yields widened by 15 basis points in August.
  • Regional industrials are favoured over London and the South East: returns reached 5.9% in the East Midlands, 6.4% in the West Midlands and 7.3% in the North West, while London vacancy reached 9% and more than five million square feet was under construction.
  • Higher-yielding retail outperformed, producing a 7.8% total return versus 5.1% for All Property; retail-park vacancy was 1.9%, only 0.2% of national retail inventory was under construction, and retail investment volumes fell 50% year on year to £2.8 billion.

Takeaway: Investors should favour higher-yielding retail, central London offices and regional industrials, while allowing for further yield expansion and weaker activity if rates remain higher for longer; living-sector occupational fundamentals are positive but BtR and PBSA valuations remain vulnerable.
